Albert Road Housing Development Reaches Significant Construction Milestone

The structure of the highest point of Park Quarter by Fairview New Homes has officially been completed.

Fairview New Homes’ residential development on Albert Road in New Barnet, Park Quarter, has reached a significant construction milestone, with work now complete on the highest point of the scheme.

The achievement was marked with an official topping out ceremony on Thursday 4 June, attended by several of the project’s subcontractors, members from Barnet Council, and representatives from Fairview New Homes.

Construction of the 486-home development began in summer 2023 and has already seen strong progress. Phase one, comprising 66 one-, two- and three-bedroom apartments and two-bedroom duplexes for private sale and affordable housing, has been completed and sold out within just 10 months.

Work on phase two is now well underway, with the first 36 homes becoming ready for occupation in March this year and many with residents already moved in. A further 106 homes are expected to be completed between now and the end of the year.

The second phase will deliver a mix of affordable and private homes, including studio, one-, two- and three-bedroom apartments, as well as three-bedroom duplexes.
Fairview anticipates construction of the entire development to be completed by autumn 2028.

The affordable housing provision is being managed by SNG Housing, which will oversee both the affordable rent and shared ownership homes. A total of 162 affordable homes will be made available through the scheme.

Director of Planning at Fairview New Homes, Mark Jackson, said: “Reaching this topping out milestone is a significant achievement for everyone involved in bringing this exciting new community to life. Since launching, we have already welcomed 93 buyers, including 69 first-time buyers, demonstrating the strong demand for high-quality new homes in New Barnet. It is particularly encouraging that 15 purchasers are from the local area, highlighting the development’s appeal to people who already have strong connections to the community.

“Like many major residential developments across the country, we have had to navigate the additional requirements introduced through the Building Safety Regulator regime. While this has presented challenges, our team has worked closely with all stakeholders to successfully progress the scheme, ensuring we can continue delivering much-needed new homes for first-time buyers, local residents and the wider Barnet community.

“As construction progresses, the development will soon open up onto Victoria Recreation Ground, creating a stronger physical and visual connection with the surrounding neighbourhood and helping the scheme become an even more integrated part of the local community.

“From the outset, one of our key focuses has been on delivering long-term benefits for local residents. Early works included the removal of a footbridge that had reached the end of its operational lifespan, allowing us to improve the site and lay the foundations for a development that will provide much-needed new homes and enhanced public spaces for years to come.

“Through Section 106 contributions and the Community Infrastructure Levy (CIL), this development will deliver almost 500 new homes while generating nearly £1.5 million for local improvements and approximately £6 million in CIL funding to support wider community infrastructure.”
