The Royal Docks in Newham, London

Foxtons agent says some of London’s best-selling developments are located in the area.

Once a thriving cornerstone of industrial England, the Royal Docks, London is in the midst of a transformational £8 billion regeneration overhaul that is seeing a rush of homebuyer interest to the area, according to one of the UK’s largest estate agencies, Foxtons.

With the addition of significant private and public investment in the area’s transport links, housing, commercial, cultural and leisure offerings, the Royal Docks is fast becoming an ever-attractive proposition for future property investors.

Regional Manager of New Homes East at Foxton’s, Sheldon Boothe said: “The Royal Docks has been highly attractive for us at Foxtons this year, with some of the best-selling developments being located in the Royal Docks. Buyers are leaping at the investment potential, amazing connectivity and the waterside living that the area offers.

“The Royal Docks truly is one of the most exciting places to invest your money and to live. The fact the Mayor of London moved here is testament to the backing that this area has. We have also seen key players like Mount Anvil, Ballymore and Lendlease all entering into this area, bringing much needed homes and local amenities.

“With the addition of the Silvertown tunnel which is due to be complete in the summer of 2025, and the Elizabeth Line which opened in 2022, the Royal Docks is an area that is not only improving aesthetically but also in terms of infrastructure. With prices in Canary Wharf relatively high, the Royal Docks offers you with an affordable alternative while not having to compromise on transport into London’s financial districts.”

The area’s prospects took flight back in 2017 when the Royal Docks team was formed; a coalition between Newham Council and the Mayor of London, bought together to help deliver the cohesive transformation of the Royal Docks into a vibrant, mixed-use destination with culture and community at its heart.

Since then, much has been delivered, perhaps most significantly the Royal Wharf development; a vibrant new 16.2-hectare district that frames almost 4,000 homes and 11,150 sq of retail and business space with the addition of a Thames Clipper, further improving the area’s transport links. Yet despite this already significant investment, more is still to come.

Sadiq Khan’s latest regeneration plans for the district – worth £2 billion of public and private funding, are the latest steps toward the ambition to bring major highway improvements, 100,000 sq m of workspace and a new bridge to connect Thameside communities alongside other welcome development. Not least a sizeable portion of the staggering 36,000 new homes that are planned for the area over the next 20 years, the latest of which includes The Silverton by Fairview New Homes; 78 one-, two- and three-bedroom apartments and two-, three- and four-bedroom duplexes.

With guide prices starting from £375,000, The Silverton offers real value for money in comparison to the rest of the Royal Docks, where the average cost of an apartment is £459,047.
